HIPS have been suspended by new Government

From the 21st of May 2010, you no longer need to have a Home Information Pack created before selling your property.

But  you will still need to have an Energy Performance Certificate (EPC) created for the property within 28 days of marketing the property For Sale.

It is the sellers responsibility to have an EPC in place and the Estate Agent is Also responsible to make sure the EPC is place within the 28 days of marketing and records will need to be kept for audit purposes.

So Alnwick Properties are still playing a mojor part of creating EPC's for clients and can be completed ussually within 3 days of instruction.

Landlords Energy Efficiency reports

If you are a landlord and rent property to tenants, then you will need to have an Energy Efficiency report created to show your tenants from the 1st of October 2008. This report will show the costs of heating and lighting the property so that the tenant/s can compare other properties to get the most energy efficient property to rent. There are tax advantages for enhancing a properties Energy Efficiency.

The EPC's are here to stay and are now part of a European directive to reduce the amount of energy we all use to heat our homes, as this is seen as the biggest use of our resources such as Gas and Electricity. All our other European countries have been saving as much energy as they can for years and using free energy sources like sunlight and wind to generate hot water and electicity, so the UK has to now do its bit to save our key energy supplies like Gas, which now comes from Russia as our natural gas supplies are dwindling quickly.
